We see this confused on job sites all the time and it can make or break a floor.
Underlayments are designed to go under flooring finishes like tile, vinyl, or carpet:

✔ Smooth and level the slab
✔ Not built for long-term wear
✔ Typically require a finished floor on top

Toppings, on the other hand, are meant to be the final surface:

✔ Engineered for durability and traffic
✔ Can be polished, sealed, or coated
✔ Designed to handle real-world use in commercial and industrial spaces

Choosing the wrong product can lead to premature wear, dusting, or failure, especially in high-traffic environments like warehouses or retail spaces.

Bottom line:

Restoring History - One Floor at a Time

Fondly looking back at this project where we restored and polished the original concrete floor of a historic building.

Over the years, this slab had been buried under multiple layers of tile, linoleum, glue, and mastic from past tenants.

Our team carefully removed each layer to expose the original concrete, then began the process of correcting a heavily “wavy” slab.

Extensive repairs were completed, including grout coating to fill pinholes and surface voids—bringing the floor back to a solid, uniform surface.

From there:

• Honing began to refine the surface
• Densifying to strengthen and harden

We then polished through multiple stages, working all the way up to a 3000 grit finish to achieve a refined, durable, and long-lasting result for many years to come.

A transformation that not only improved performance - but brought the building’s original character back to life and preserving its history!

Our Team restored this warehouse concrete slab and polished it to a highly refined gloss finish.

The process involved many steps of mechanical diamond grinding, honing and polishing.

- Several types of specialized diamond tooling are used in a multi-step process.
- Combined with polishing machines weighing up to 2000 lbs, the concrete surface is also flattened during the process.
- After polishing is complete, the floor is protected with a deep penetrating sealer for resistance against stains and environmental contaminants.

Benefits are:

1) Increased light reflectivity
2) Improved surface/slab strength
3) Dust proofed surface
4) Easier to clean
5) Dramatically improved slab lifespan
6) Lowest cost of maintenance compared to all other types of flooring including Epoxy Coatings
